I was able to download and open the file on OS X Panther using Stuffit 10. You were downloading this on a Windows right? So maybe it was compressed with stuffit or something else but whatever Windows uses to extract zip files was not compatible with it.
The OS X version downloads and extracts fine with me too http://bighouse.bungie.org/wmaid/neverwhere/WMaiD%20AO%20Demo%20X.sitx.bin
