Because each were explicitly sold or otherwise transferred.

With the exception of Oni, there's a technological link that follows a thread all the way back to Marathon and perhaps even Pathways.

Like Marathon, the Myth RTS games were "2.5D"-- not true 3D. I wouldn't be surprised if the Myth engine was built on the base provided by the Marathon engine.

Halo's engine started as an engine for a new Myth game before morphing into a third person and then a first person shooter. Again, I'd be surprised if the initial builds of the Halo engine didn't at least start out with some code in them from Myth.

Bungie hasn't been an aggressive licensor of their engine technology since the Marathon days. I would guess that they keep the technology for themselves to iterate on, and trade on the intellectual properties. Myth and Oni went to Take-Two, Halo went to Microsoft, Bungie retains Marathon (as well as Pathways, I assume.)
